Refinancing a property - advice?

My fiance and I just finished up rehabing the home we are moving into.

I spoke to a lender I have been referred to by other investors
He quoted me with the information I gave him 4.75% with 1pt origination fee, and 0.25 pt if credit score is over 740 or 1 pt if credit score is under 740 with 80% cash out. He said that would drop to 0.75 at 75% cash out with under 740 score.

He said the origination point is their only fee besides the 350 appraisal fee. No other junk fees.

Does this sound good or can I do better? I've only refinanced one property so I am not sure what to look for.

Also, we are cashing alot of the money back out to sink into other properties down the road. This house is in her name only. Should we cash out less to save money on the loan repayment and get a equity line, or should we just cash out so we have on hand?
