The time between the death of your grandparents and the recording of the deed showing your uncle's ownership is a glaring hole in title.

There is only so much time in a day, week, month, year, so remember your focus will need to be divided up between real estate investing, family, and enjoying life.

We have 70k which was enough for intial loan it was 5% down but lm not so sure with the land only because deposit is that.Intial loan we made no paymts until it was done, this one we have pymts right away and will need to now save for septic, water hookup.We thought we could make apt after utilities are in, in the garage for now and at a later time get a manufactured home.We both arent sure what to do.

I know it's been some time since your post, but did you have any luck with a solid Sub2 friendly attorney? 

It takes time from when the property is sold for the title to be registered (in my case with the province-I was told it was taking up to 2 months).Nothing is automatic with transferring.

What a coincidence of timing.... 

Either way, you will have no idea who is in your property at any given time.
