I also suggest on your free time you get out on the field maybe 1-2 days a week to really get to know your neighborhood and talk to the homeowners there.

I would suggest looking for a partner, mentor or local investment group to help you there.2) 5 to 10 hours of time available: that isn't bad for time learning real estate.
