Advise on buying for rent in PA and NJ

Hello All, I'm new to RE world as an investor. I want to start buying properties as a rental income and short listed Philadelphia and NJ for investment. NJ taxes are so high that my comps don't work in favor of buying in NJ. 

I'm very keen in Philadelphia region and wanted advise on which area is good for buying as a rental income? I want to deal with professionals, students and youngsters. Area which is growing and have demand for rental properties.
