As a parent, it's stressful wanting to be able to give them more (by that, I don't mean money/expensive gadgets) but a more suitable living environment (no cockroaches/mice infested/ants).

That would alleviate stress and free up your time to decide if you want to invest in a rental property that will get you closer to 1% rent to property value.

I think common law and public policy would *likely* be on the side of these LLCs in Virginia, but I would stress that such incorporation strategies *appear* untested in our state.The purpose of my post is not to promote buyer's remorse or to scare any readers.

Structural and foundation issues are a risk in older homes, so an inspection is key (until you have enough time/knowledge and desire to go under houses.....).Gurus (the major traveling ones plus those pushing books & programs) accentuate the positive but fail to stress risks!

Some want less risk and less roof to cause stress and headache.

This can be a very stressful career path but rewarding in the end.

Knowing that my property is in their hands has relieved me of unnecessary concern and/or stress while on the road.  

I would also stress the importance of you break something you pay for it.
