To that end, you are probably better going with an experienced investor that is seeking funding because they add the value of experience and you add value by bringing capital.If by "partner" you mean contributing your time and services, you might try to partner with an experienced investor so you can learn.

Right now I see myself pursuing a strategy of primarily seeking rental cash flow which I will support/supplement with a few flipping deals annually.I'm planning on attending my first REIA meeting next Saturday and am really excited at the prospect of being around fellow real estate investors.Like most new investors I would love to find somebody I can help help me as a mentor.

Since those "fees" are now "rent", you are allowed to ask for that "rent" to be paid in full when you seek your judgment.
