@Eric Siebert , Zillow's Zestimate is extremely hit or miss.

What i did not think of was the extremely high power bills that these tenants & most low-income individuals live with and accept. $150 dollars a month for a 2 bedroom 900 sq. ft apartment is what my tenants in this building are averaging. 

@Archie Robb I went to the LADBS today and they said that's it's extremely  unlikely that I could add anymore units on this piece of land so you were right.

Heat treatments are extremely expensive (due to the equipment needed) and most times not required.

People who are staying in a house that's going to be foreclosed or sold at auction have either:1.) accepted it & don't care (probably don't have enough equity to get another place to live so they'll be homeless) 2.) have some type of delusion that the property actually won't be foreclosed on & they will somehow someway get the money to stop the sale. 3.) have an extreme emotional attachment to the house.

I tend to be extremely skeptic of anyone that gives post about hitting the jackpot 8 times in a row without failure.

We were extremely disappointed. 

I am frustrated at how extreme tenants can get and how drama can ensue between them...Thoughts?

That must be extremely challenging and wholesaling would def be the best start for you.  

When our daughter was little, I also had a 6 figure job that was extremely high pressure.
