I would love to hear any suggestions or possibilities....for a guy that's about to scrape bottom.

The master bedroom is on the bottom floor, 3 other bedrooms upstairs, plus a 2nd full (if tiny) bathroom.

(**see note below)  And their aren't many cash buyers in the apartment business.My bottom line - if you think interest rates will increase over the coming years, as nearly everyone does, why in the world are all these smart people buying apartment buildings?

Bottom line is the seller wishes to sell the property at an agreed upon price.

I'm not expecting Fannie/HUD/non-recourse this first go round; but when I'm ready for that I'd love to chat further.

My best guess seeing as we have a presidential election coming up is that there will be no significant change in one way or the other unless the bottom falls out of the DOW. 

That's not the way to do it.The bottom line here is that if you have a systematic approach to what you are doing, you can literally control your market in about 60 days. 

Typically they will not accept an offer first round at less than 85% of asking. 

On this document pictured you start at the bottom working up, the releases show were from prior loans that were paid off by the ones shown.

Just removed one where "someone" kicked part of the bottom panel loose.I think the only advantage of a storm door is that in nice weather one can lower/raise the glass panel (and hopefully not manage to pull the panel out) to get some fresh air through the screen without having bugs coming into the house.Gail
