A lot of manpower is lost.As we approach our busy section 8 season (for us April - July) I am looking for better ways (more affordable and efficient options to the investors bottom line) to plan for and execute the workload which may include hiring someone that has section 8 experience to handle our CHA inspections(and associated maintenance work) or a company that we can outsource when the weeks get slammed with inspections.

I like option #2 but you might not be able to buy too many homes with just $75,000.You might be able to get into some decent properties in the $200,000 range in those cities which would require 20% down which is $40,000.If you had $25,000 ontop of the $75,000 HELOC, you might be afford the downpayment, closing costs and a small rehab budget.Best of luck!

@Theresa Harris the ruling require exclusivity to the listing agent’s listings… one just becomes a client of the agent, who you happen to meet at one of their listings.

Something like that where you are paying a la cart fees that are applied at close under the buyer-broker agreement and commission agreement.Its going to be fun to figure out this year and next, I’m building basically a subscription based brokerage right now anyways where they sign up for the “plan” that suits them which will require the mandated buyer-broker agreement and commission schedule.
