Will they work reliably when the temps are way below freezing? 

Does anyone know of Champions Mortgage and if so are they trustworthy and reliable?

From what I have read on the forums and listened to on the podcasts etc. so far, it doesn't really seem like it is necessary to get a master's and maybe my energy would be better directed getting more practical and hands on experience. 

Sometimes while agents have a lull that might have full energy on small ball deals but as soon as something larger comes along the interest shifts to that.Maybe the agent felt like if they put intensive energy for 2 to 4 weeks an offer would get accepted and a closing would happen eventually.

I did it a few years ago and it was not worth the energy and the problems that were created by questionable investors....

I'm just having a hard time finding a good reliable agent.

Anything other than an acceptance or counter offer is a sign that pursuing this property with anything more than an occasional follow up will be time wasted.The number one reason new real property investors quit early on is that they spend all their time and energy chasing undoable deals.

If so, how have you been able to get that reliable information? 

These things aren't cheap, but you can often get rebates from your local energy efficiency organization.
