Owner financed ideas needed!!

Hello! I have a lead on a home owned free and clear in distressed condition. I also know the owners really don't have the time needed to fix it up and rent it out due to health problems of one of the owners. Been vacant now for almost a year in a prime rental location. Owners have the money just not the time or, possibly the desire, to fix it up. They also know its in distressed conditioner but don't want to "lose their shirt" by selling in this condition. I know they don't really have the time needed for this project though. They are also worried about capital gains because they've owned so long property is fully depreciated.

I really want to try to work out a deal with them that is win-win. Poor distressed house is just sitting there!

I'm a newbie invest so really need some help and ideas on how to structure this to convince owners to do a deal with me. Thanks so much!!
