Hi All,Reaching out for some help.First time landlord, 6 months into taking the keys (live in landlord--4plex and I live in one unit and rent the other 3), I have my first tenant who is late on rent.She texted me this afternoon saying she won't be able to pay until Monday or Tuesday.For reference, when we signed the lease she asked if there was a grace period on late rent, and I said no, and that it would be $25 late fee for each day late.Any advice on how to handle this?

True its not the Bay area prices but prices are up here also.David I was referring to more Rural Western PA not the philly / lehigh market.. did not mean to insinuate that was what your currently buying.

Question 3: It states that the local has the ability to block it but what is the likelihood based on what is written in the law.I am sure that there are questions I forgot or didn't think to ask but would love feedback to vet the feasibility of this thought process.The new law can be found here for reference.

I see it now incorporates references and requirements to NSF International public health standards NSF/ANSI/CAN 50 and NSF/ANSI/CAN 60. or is this a buying opportunity to upgrade properties to meet modern Drinking water health standards.

I would only use a Licensed roofing contractor who can provide references to other flat rubber roofs they have installed.

Since this is all new territory, it would be good to know where to find a company (perhaps smaller group to absorb the mentorship experience) that is willing to train.For reference, we are in the Metro Detroit area.All suggestions are appreciated!
