Stop going to national brand banks and expecting a different outcome.

I'm an ISA that makes cold calls full time circle prospecting around my market.  

The outcome really depends on your goals and if you in it for a long run to create a steady passive income or you are in for a short run to cash out and move on.

@Kenneth Garrett I post a rental selection criteria so that ALL prospective tenants are in the know as to what we are looking for, and what we expect and what willl be processed.

Having said that, there are many people with dim prospects that have many kids, so I guess it works for a lot of people.Don't think notes are the holy grail. 

Tell her that you will allow her to break her lease, but she must have the unit clean and available to show to prospective tenants. 

My inspector, handyman, and even one of my prospective tenants (a pilot who used to be a contractor) is advising that I pass on this house...this would definitely be our biggest repair job yet and the foundation issues scare me, BUT the numbers appear to work, so I'm wavering.  

Hopefully things go smoothly, and I promise the more effort you put into clear and concise communication in the beginning, the less chance tenant will get upset as a result of unexpected outcomes (like starting an eviction process, if only because you have to protect yourself).Source - years working in real estate.
