Early on I started out with a 20 unit multiple property C-class seller financed deal and it almost bankrupt me as I didn't do my analysis correctly.It's great that the seller is willing to hold paper but be sure you aren't massaging the numbers to create a better deal than what's really there and be especially certain you have sufficient cash reserves to tackle a project of that size even if it's 100% financed.

I think the learning curve is pretty steep on the first property and its better to take it slow, manage it well, implement systems to "perfect" the first one so that its easily scalable to a lot of others.

I ended up buying a unit for myself, as I truly felt it was a great investment opportunity and more importantly was the perfect home for me at the time (I was looking for something low maintenance and move in ready, as I was working on many BRRRR/Flip projects at the time).

If you can find a property with more bathrooms that would be good, but having 1 bathroom is perfectly fine.

Don't let the insurance company get away with crap workHave them paint both doors if you don't have the EXACT paint code...And make it PERFECTLY clear that you appreciate them taking care of it, but stuff like this needs to be run through you first.....PERIOD.
