@David Gauger one challenge with a rent estimator like air dna is that their data is often based on bookings/vacancies that occurred months ago, and the market today is COMPLETELY different than it was several months ago.Specifically, there has been recent data showing that the STR market is completely over-saturated with supply, and most indicators show that we're in recession--which means that demand will likely decrease substantially (or is already decreasing)...it sounds like a perfect storm of excess supply and diminishing demand.

Your properties will never be perfect, there will always be hiccups and there will be times where you will even lose money, it's all part of the game.

However spending years in analysis paralysis myself and also helping clients to make investment purchases I have found that getting your first deal done and not losing money is so much more important than trying to spend all your time and effort to find the "perfect" deal right off the bat. 

I always hear a bunch of experienced agents tell me that the initial training is key to success in the later years so these questions are perfect.

The property itself is perfect with nice layout and reasonable price and huge back lot . the only issue is the side yard facing the major street, shall I submit the offer or pass?
