Trying to navigate the potential of investing out of state (plus the fact that I’ve not yet purchased investment property).  

I know the area is great for investing and I would like to build my network and have a flow of deals coming in. 

The two lenders I contacted through the "Find a Lender" option never called me back, so I am looking for a local and relatively small credit union or bank I can talk to about taking out a HELOC so I can invest fairly soon.Any recommendations?

This strategy allows investors to defer capital gains taxes when they sell an investment property, provided they reinvest the proceeds into a like-kind property.
