We called the town office and the seller paid $36 for it 8 years ago in a desperate estate deal (owner died unexpectadly, left wife with 18 properties she dumped in a hurry) The neighborhood is quaint, near a public school, decent.In order to pad the bank account for our down payment/closing, I decided to borrow $3500 from a low interest credit card.

I guess i could say my eyes were openeed to a new world after i read rich dad poor dad and then couldnt stop thinking about what i was doing wrong and trying to get back on track to doing to recover from my early bad habits. well im 21 thinking about startin off in whole saling i already read all of ryans whole saling posts. the only thing i believe im missing is the contract part, may seem like an obvious question but my attorney would be drawing this contract up with a few contingencies while whole saling?

Check with any of the big apartment associations and you'll find that these numbers are right on the money.What happens when you hear people claim inflated cash flows is that they are ignoring real world expenses, such as evictions, legal fees, lawsuits, captial expenses (not really an operating expense), advertising, office supplies, exterminations, etc.
