Well, I have received numerous fake applications from people who are generally out of the country, have poor English and spelling skills and promise ridiculously low repayment rates with basically no verification of anything. 

There are numerous other pros/cons you can read through by searching BP for 'SFR vs Apartments' (or some variation).  

I've reviewed numerous RE contracts previous to this one and never come across this type of title transfer.
