Also, if there is a contractor that would do that whom you don’t have a prior relationship with, then he is probably not very good or he would be busy.A suggestion might be to determine where you want to invest first, then start connecting with other investors in that area.

I also think every email or discussion you want to have with your tenants depends completely on your market, your relationship with them, your own financial situation, etc etc.
