I’ll also content that fix n flip is not real estate investing either.

ZG/Z can move on average ~2% any direction any given day but any blip in the news and it's an up-to 10% roller coater ride of up's n down's and again, not a big deal, just is how that trades.

I would also reach out to a seasoned Investors in your area and learn as much as you can from them before you just jump in to fix n flips.
