After 3 months of no rent being payed and being ignored for over a month, we stopped by hoping to resolve the situation (considering he was a great tenant for years before this) to find that they trashed the place and left.

@Kadeidra Honey-Brooks I've had situations like this where I needed to cancel a booking for a guest.

That would sometimes lead to me trying to push too hard on a buyer and ruining a potential relationship, or creating bidding war situations which would also upset folks I was working with.

In all situations, you still need some bring some cash equity.
