I would look on Zillow Rentals and FB Marketplace and see what the competition does.

I am not too familiar with Wilmington as a marketplace, but generally speaking numbers are numbers and again I can pull comps for any neighborhood as well.  

The key is to be able to detect that the borrower is late and arrange for a sale prior to the default notice.

@Carolwalls apparently they buy them directly from the banks and put these liens on their marketplace website for investors who join are able to purchase these liens directly from the site.  

Skip trace them and find the owner.Join local fb groups and ask for Cash buyers.Make Posts on FB marketplace and Craigslist and the cash buyer will show

FB market place is hands down the best place to find tenants right now.

Agreed with the above, FB Marketplace and local FB groups have been great on top of Zillow/Aprtments.com/ect 

I use the local section 8 website to list my houses also I advertise on FB marketplace, Zillow, craigslist etc and say I accept section 8 tenants.Doesn't need to be a specialized PM.
