@Ed AllenMatt Lesher at The Agency PDX is a fantastic broker, and also an investor himself.Another idea you could look at is buying an SFR with an Accessory Dwelling Unit (ADU) on the property, which could be detached or within the main house i.e. basement as you said.

Most traditional agencies won't be that interested because they make their most money of the agents that do 2 deals a year and pay all the office fees.If you are not going to work with clients, look for a local brokerage where you won't need training since you already do marketing, and look for the best split for you.

Please note that every state requires you to hang you license under a more experienced broker (who will oversee your activities and make sure you stay within the law) for 2-3 years before you can strike out on your own.Make sure you choose an agency that allows Property Management.
