My biggest pieces of advice that I could give you is to start investing yourself.

The one piece of the puzzle I'm missing is having two years with an active license needed to become an independent broker.

When you leave the house leave it clean, trimmed, tidy to set the expectations high.I bought and mailed my tenants a years worth of air filters to replace and root killer for the sewage line.

But every time I call or e-mail brokers and tenant reps, I'm mostly ignored.

Buy a direct mailing list and start sending out letters?

Just before closing I started receiving checks in the mail for a checking account I had neither requested nor known about.

I actually just got that renting properties book in the mail yesterday!
