Flipping in a neighborhood that doesn't have any other flips?
What's your opinion on attempting flips in a neighborhood without any other recent flips? I have found a few potential deals in neighborhoods but I am hesitant to pull the trigger because as far as I can tell the neighborhoods do not have any other recent rehabs or flips. This makes it difficult to find comps and I don't know if it makes sense to flip a house in a neighborhood where after rehab, your house will be the nicest, and most expensive house on the block. However I know of another investor that seems to be doing this with great success. Any thoughts on this? I am in Atlanta, GA if that helps.
