This is a deal where you have to run the numbers.  

But note investing definitely works, if anyone is looking to get into it.My best deal was purchased for $13k and generated about $170k.

Talk to the person who sold you the deal initially to see if they have a recommendation for a lender (local bank, credit union, DSCR guy, or Hard Money).

What made you interested in investing in this type of deal?

Could be an absolutely gigantic cost and ruin the deal for you, or could be small.

That said, I will also say that Texans (in general) have had to deal with loads of folks from Cali over the past several years… and well…maybe some have been left with a bad impression.
