I have seen deals die a day before they were supposed to close because the wholesaler was not entirely truthful to the escrow officer.Quite literally, the escrow officer is sort of like your criminal defense attorney.

If anything, our industry has too many "managers/landlords" quick to dismiss and throw people in the shuffle.If it's called the wrong motivation, than fine...at least there's COMMON courtesy -to understand someone, rather than cost another WILLING cooperative person THOUSANDS and change his living plans because of your job's fussy paperwork ??

I am confident in estimating roofs, kitchen, existing bath but not sure what it costs to literally take a house back to the studs if I have to go that far.Given the location the lot is probaly worth more than the purchase price but there are strict laws that prohibit demolishing and rebuilding from the ground up.
