He's saying he received a quote of $1,500 to get it back to that condition....which is literally having it professionally landscaped to sell-able condition again.

I have seen deals die a day before they were supposed to close because the wholesaler was not entirely truthful to the escrow officer.Quite literally, the escrow officer is sort of like your criminal defense attorney.  

If anything, our industry has too many "managers/landlords" quick to dismiss and throw people in the shuffle.If it's called the wrong motivation, than fine...at least there's COMMON courtesy -to understand someone, rather than cost another WILLING cooperative person THOUSANDS and change his living plans because of your job's fussy paperwork ??

I haven't done much of this myself, but a friend of mine has been posting all of her flips on social media, and quickly recieved hundreds of thousands in private money.

A great apartment developer friend of mine, who has been in the game some 50 years and has successfully developed thousands of units, recently estimated that he believes some 10%+/- of Atlanta residents now consider themselves real estate investors in some capacity...that's over 500,000 people if your counting.  

I literally had a home inspection yesterday on a home my wife and I are purchasing as a primary.

I am confident in estimating roofs, kitchen, existing bath but not sure what it costs to literally take a house back to the studs if I have to go that far.Given the location the lot is probaly worth more than the purchase price but there are strict laws that prohibit demolishing and rebuilding from the ground up.

An unforeseen roof or foundation issue can cost tens of thousands.  

I got first dibs because the wholesaler had brought me deals before and I got beat out by others, literally by minutes.
