Obviously, the older a property is, the more you will want to allocate to CapEx in anticipation of some big-ticket items needing replacement in the near future, and same with Repair/Maintenance.

When I write purchase offers for investment properties I give a list of due diligence items I need.  

There has been some problems with people waiting until all the work is done on a home and then taking various items (furnace, A/C, appliances) before new renters are in.

A value-based brokerage that provides support, training, and equity/cash flow opportunities, but doesn't charge big fees (and also gives agents 100% commission on 3 personal transactions a year - including investments). 

So you have no clear way to predict your future net worth and estimate an approximated point of financial independence.For each property I’ve been using a spreadsheet to calculate future value minus taxes and commissions to provide an estimated net for a certain sale date, then manually add the lump sum cash injection as an “income event” in Personal Capital, but you can’t associate any property related items together.

It might be a good idea to have your lease forbid blocking windows with foil, or other opaque items other than curtains or commercially available window blinds (that are not flags or political).Drug dealers, and fake drug dealers tend to block windows so no light can get in, and no Police Officers can see in.As far as flags it's not a proper venue for National flags, and gives you leverage in case someone decides to hang flags offensive to some (such as public display of WWII Axis flags, or socio/political flags) that might be detrimental to your rental business.Good Luck!
