Real Estate investing has always been a passion of mine, but I never took the courage to get involved with it.

My view is that in order to really make this work, there is a minimum fixed cost of involvement (in terms of time and education) but it scales well, so it's efficient to do this in scale.However, in doing that analysis, it's hard to project what profitable deals will look like if interest rates are materially higher than they are today.

Hopefully we can get to a solution that works for all parties involved and land a winning deal.

Also as of right now I would be using it to fund fix n flips and hopefully buy n hold but I can't seem to figure out how to structure them to protect all parties involved...I am also wandering about sec rules and how they apply to any of this.

I am thrilled to be involved in real estate investing and to hopefully meet others with the same interests.

REI is only a part time hobby for me right now but I would definitely like to look into getting more involved in the future.Thanx!

My husband and I have been listening to BP podcast's for a year or two but are finally get involved on the website (forums, blogs, etc.).

While there a lot of ways to get into real estate investing from a transaction standpoint, and I'm sure you'll get a lot of advise in these forums, there are also ways to get involved with real estate that don't necessarily involve buying something. 

It is very expensive proposition with the turn over and fees involved.
