Good morning BP Forums!

Just saying hello from South Bend, Indiana.

I just bought my first investment property after lurking on BP for a couple months. I've been interested in REI for a number of years, but always thought that you had to either have money or go with traditional financing to do it. In recent months, I've been reading up on creative financing and looking forward to putting this knowledge into practice.

I'm looking to flip houses and acquire some buy-and-hold properties along the way and really interested in collaborating with local RE Investors.

MY CURRENT PROJECT: Just bought a 4/1 house for $6,000 on the northwest side of South Bend. Comps in the area peg this property at $25K and repairs are estimated at about $4K. Exit strategy includes either sell for cash (preferred) or lease option if necessary.
