Too many times, people try to avoid vacancies by moving someone in the day the present tenant vacates only to find out the tenant doesn't move out in time, there is more damage or cleaning than they first thought, etc.

How did they get 2 months behind without you serving notice.Depending on your state regulations giving 30 days notice at this point in time is going to cost you another month in lost rent.

We just sold a property that had been in the family for $110k this past fall and have found a similar property, bank owned, that we're offering $60k and hope to have it on the market in time for the late spring buying season.I am a little nervous with both properties because we're new at this and I'm sure we're going to find we've made some novice mistakes, but in both cases we've given ourselves wiggle room so, as long as we keep thinking through things, I'm hopeful we at least break even and learn along the way.

If you don't have exact comparisons within the neighborhood that sold in the last 3-6 months, take houses of similar square footage and characteristics, or perhaps go a bit farther back in time, b/c you don't get a lot of appreciation in most parts of Baltimore.
