Thank you all for the replies, I was wondering if I needed to do a advance filing of form d submitted with advertising materials 15 days before I begin soliciting because a few years ago the sec proposed a ruling that required that but I couldn’t find anywhere on the internet that said if it got passed or not

If I did not have my friend to run things thru with I would have been toast in the first year- not the internet, you need a face to face unfiltered friend. 

I don't post much but I do read this forum regularly and it has been incredibly helpful.

Most internet leads are someone looking at a ridiculous low priced home thinking they can get it.

If I had 15k budget to spend in the next 3-4 months I would spend it on building a top notch internet presence.

Absolutely do not use documents provided by the borrower unless they have been thoroughly reviewed and revised by YOUR attorney.Sorry, but I think you're being incredibly naive to say "I think that they would pull out all the stops to pay me back so as not to tarnish their reputation". 

I have talked to wholesalers who say that Internet marketing works a lot better these days anyway, you just have to make sure your ad or website comes up in the results when users type in "we buy homes in <area>"... which you may have noticed is the same verbiage used on the bandit signs...

Too many newbies think wholesaling is fast and easy money that takes no work or money.... thanks to the Gurus that have mastered the "get rich quick investing with no money" sales pitch via Internet marketing.

what about basement bedrooms thinking kids needs internet in their room/tv they all have one seems like .I know nothing about doing this what wire,connections etc,,,looking for advice to avoid butchering house later.

If this was a financed offer, you should be be able to provide an approval letter from your lender.If you said it was cash, and had one of those instant-print letters off the internet, you may be in trouble.
