I absolutely LOVE the ambition to do 42 properties a year - and with your estimations on how the process works, I am sure you can. but THE most important aspects (besides the capital sources) is the wheelhouse/conveyor belt of solid leads to evaluate. 

Solid business practices will build that fortress you are looking for. 

Managing it yourself is a way to learn the business, but with the property being an hour away you would have to determine if you have the time given your other responsibilities.

My pet tenants are more responsible than the other tenants and tend to stay much longer than the non pet tenants.

I'd say again the biggest issue they face is not losing out on $10k equity because of bad negotiation but rather losing out on the solid deal because they seek the perfect one.

You don't want to reach out to their general real estate department as you're unlikely get a response.

So our leases state that if the tenant doesn't notify us of repairs timely that they are ultimately responsible for the cost of the repair.
