Of note I remember that David Greene mentioned on one of the podcasts how he helped a guy in southern CA buy a house where the guy was going to house hack I believe and didn’t have conventional financing but was able to work something out.  

The meetups are hosted by David Greene and go over information and it is a great way to network and meet like minded people as well!

Now re read that message, and tell me it is not filled with energy advice and teachings, while I try my best to make the mood  lighter, to make it not so boring and serious and depressing.

I am actually half way through reading David Greene's long distance real estate investing (I'm going to read BRRRR method after this) so out of state investing is something I plan to do, but I am unsure if that should be the first thing I do.

This way other peoples action's/decision's are legally attached to the operating company rather than the asset that you invested so much time/money/energy into. 

Minisplits have become pretty popular due to their energy efficiency & price point plus the fact that you can control temperature in each room.

Read the BRRRR book and David Greene's book Long distance RE investing. 

Oh and listen to the podcasts at a little higher speed, it really brings the energy level up!
