We also offered him a deal that if he signed another year lease we would reduce rent to match market rates of $1100.

The new guy who just spent $20-40K for a wholesale mentoring program has no choice but to deceive a homeowner if he wants to have any possibility of making a deal.  

In this episode it talks about rental arbitraging many units in apartments and then being awarded government contracts where you house a large amount of government employees  and the government pays you well over market rent.

I had one deal fall through because even though the investor owned the construction company, he wasn't a licensed GC himself AND this was his first ground up construction.
