When I was an RE agent, I'd use craigslist, facebook, and google to funnel leads to a landing page.

Google/amazon etc are in the area, and I suspect that, the lower traffic on the I-20 west corridor and other factors possibly may make it a gentrified area. 

I think the key driver was stock options offered to key employees by top tiered companies like Google, Facebook, or any company that offer free food.
