What are you goals post-acq?

I'm saving and shopping for my first multifamily property with the goal of house hacking.

@Matt Kitchen When  person dies their assets and debts go through a state or county regulated process prior to distribution. 

@Mike Dorneman The replacement property needs to be identified, PRIOR to the expiration of the 45 day identification period.

But my ultimate goal is to bring a small group of diverse people together that can motivate, push and learn from each other.

That’s exactly what my goal is, to use for a down payment and to house hack the duplex.

A prior tenant moved out quite abruptly in the middle of a lease period owing about $2K in back rent and lease break fees (specifically outlined in the lease).
