They are not profitable, and the investment is actually a bundled interest as an LLC, so if they go out of business they it will be a nighmare to clear up.

I've seen some investors get too excited about private money and the day before closing find out the private investor is bleeding all the profits out of the deal.

I definitely would have declined an application with that many tenants, but now they are accepting a rent increase which is pure profit on top of an already cash flowing property.
