We quote all flat fees with my firm.

So if your prop is in better shape or great view or layout, doesn't matter.Unfortunately, any good comps come from pay-for services since it's not cheap to maintain good info.Using MLS is OK, but you usually need to be a broker and there is a fee for the firm.

They all used top firms to set it up and manage, again very happy with the results. 

I've asked a few firms and was hoping that they'll confirm that there may be a deduction before hiring them but none will answer that question. 

My girlfriend works for an attorney, and I work with National Home Builders and Custom Home Design-Build firms...so it might make the most sense for me to begin with flipping since I have contacts.
