What's your favorite source for forms, what paper work is involved that's different than a whole sale?

The economic and demographic factors like population and job growth favor it.

Instead, they are wanting to fund their vacation place and use it at their leisure or they have unused space and for a little bit of work they get free "date money" (my wife's favorite classification).Whenever I contribute to a forum post on BP I try to bring reality to the table--have you considered all the expenses in your calculations.  

I find Hubzu and auction .com to be expensive with their reserve price. haven't won  a bid  from them yet.  Never used Hudson and Marshall  (just learned about them) .what's your experience with these sites?

Indy is great cash flow city & I'm sure you will like living here.Local lenders - Crane Credit Union & Hendricks County Bank are my two favorites.  

One of my favorites is to knock on the doors of neighbors of vacant houses.

My favorite investment so far was a bank foreclosure which I fixed up and then refinanced to purchase my next 5 properties - that was FUN!
