residential landlords require that tenants not operate a commercial activity in the residence, but it all boils down to your objectives and goals.

Apart from many holes in the walls, the tenant had put screws into all the window frames some of which went all the way through to the outside. 

Yes we all want a good deal, but not everything that looks good will be good. 

I am thinking it is better to leave all communication of this problematic tenant to the PM rather than me directly communicating and sending my own contractors to save some money.

Ok @James McGovern, I will let you know how I DO get discounting from builders, and nowadays I all but exclusively do this with BIG builders, yes even some nationals. 

Seems like no one cares about the house, until you complete repairs or move in or move someone else moves in, then all the ants(aunts) come out with big fangs and stingers.
