I had an older lady try and sell me and my wife after we didn't fall for the gard sale pitch.

Still falls under FHA guidelines and needs to be the primary residence for whomever is taking out the loan.

The right deal takes time and it just doesn't fall in your lap..you need to work for it and constantly scan for opportunities.

I am currently living in Fall River, MA and have a SFR that I am thinking about selling in Phoenix, AZ in order to purchase a MF in the Newport/Middletown area.

The houses aren't like falling apart or nothing they are both rent ready, I would just do minor things to make them look better but my landlord says he just doesn't want to be a landlord anymore and since I've lived in one of the houses he wanted to sell both to me.

It sounds like you are saying normally maintenance would fall under the 10% capex normally? 

It takes a lot of work to put a deal together and we want to make sure that our efforts aren't wasted if a borrower backs out, or a deal falls apart.Best, Marcus
