Getting started in Atlanta

Anyone have any advice for a newbie investor looking to get started with buy and hold properties in the Atlanta metro area?  What are some good areas of town to check out for rentals.  I care more about cashflow than potential appreciation, but I don't want to buy properties in a "War Zone" either.

Welcome to BP family! 

Start out by networking with fellow investors, wholesalers, realtors in the Real Estate Community. It is challenging to find properties that cash flow as the prices are going up and the inventory is low. Most properties on MLS don't really cash flow as they are priced high. So you need to rely on your network of wholesalers, Realtors, investors, marketing efforts etc. to find off-market deals. Just be patient and stay the course. The right deal takes time and it just doesn't fall in your lap..you need to work for it and constantly scan for opportunities. Make sure you get your financial affairs in order so when you find the right deal you can pull the trigger and close on it.
