Take a video of the entire walk through ;  narrate date and time,  address,  reason for video,  and shoot your cell phone or a newspaper showing date and time.     

My concern really wasn't the extra week of payment but just that I need her to move so we can go in a different direction with the property.

That leaves you with alternative financing like a hard money loan and that is going to cost you more than the extra funds may be worth to you.

Can I use closed cell foam directly on the decking and joists?

Spending a little extra time/thought on building a targeted list is going to get you better results, and allow you to spend less money on marketing to leads with a poor chance at conversion.
