You haven't communicated if your message was not received.

As I said initially, the fix is in and the tenant is aware that we're going to have to communicate better, so all is good in that regard. 

All you have to do is be patient, provide a good product, marekt it well online with great pictures, communicate to prospective tenants about great customer service and the good tenants will come and stay!

She is willing to sell, we already agreed to a price and all but.......she has a daughter living in the house that would not leave, talk or communicate in any ways with her mother.

We want to make sure we are communicating on all levels (communicating with all four core members) and that starts with trust. 

What is the best way we could communicate?

And treating your tenants with honesty and direct communication, while providing a well maintained unit, and quickly addressing any of their concerns goes a long ways in preventing issues.    

Communicate with the owner (through your agent) about the unexpected CapEx to attempt additional deductions.The CapEx sounds like a pain point for the current owner, as an investor you can remove that for them.

I have a few pairs of boots on the ground in my desired market, all in the form of family and acquaintances who can scout properties in which I'm interested, and I've got a small team of pros coming together as well, but of course the communications barriers are a pain. 

My biggest focus is on being efficient with my time and learning how to best qualify these leads.
