Need advice on my first contract

Hello guys,

I have a motivated seller living OOS that has a house in Kissimmee, FL. She is willing to sell, we already agreed to a price and all but....

...she has a daughter living in the house that would not leave, talk or communicate in any ways with her mother. The mother mentioned to me she wants her out but I have the feeling she is not ready yet to take legal action against her daughter. She gave her till the end of july to leave but....there is no guarantee she will.

What are my options here? I would like to secure the deal from now but...should I enter in a contract not knowing when I'm going to close?

I drafted a far-bar with an addendum stating that the closing date is set to 2 months after the property is vacated and that the inspection period is 15 days from that day as well.

What else should I add to secure the deal w/o shooting myself in the foot?...how about when to back out if I see no movement on her end?

The daughter does not have a lease agreement and would not cooperate for showings. She is just sucking her mom's blood while she pays the mortgage.
