While agents often use, my listing, my buyer, etc.....they actually belong to the broker in most places.....and that broker typically has some kind of agreement in place to pay the agent some portion of the commission.

The agent is virtually never going to be responsible because technically all sales belong to the broker, since agents cannot broker real estate without working under a broker (at least in the states I'm familiar with).

acquire fix and flips and sell in a year or so I like that strategy.. you have equity and you have value add and you have MONEY to do the deals your not drinking the low money down make the delta cool aid.

If a tenant fails to meet their financial commitments, it can place significant financial strain on the property owner (that's you @Todd Hotes) and also since these tenants are harder to find in some cases, can leave you facing a tough debt service when vacant.However unlike residential, these leases tend to be longer 5, 10 years etc. so investors who approach a hands off approach tend to gravitate to NNN... a great idea considering e-commerce and AI, our firm is interested in data centers and distribution centers.
