This cheap rental is in a rural area that isn't far from my job, the community is polite and my dogs have a yard to play in. 

Finding a deal then handing it off is called bird dogging.

Give them another lease to sign and return, maybe the dog ate it..Tell them that once it is signed, dated, and returned by XXX date you will counter sign and return copy to them.. don't pre-sign anything !!!

Therapy dogs are not covered by the same rules as true service dogs.

My schedule is very flexible so i can spend numerous hours online searching for great deals, getting in my car and "driving for dollars", bird dogging, or many other things that some of you busy investors don't have much spare time for.    

I've been wanting to get my feet wet with real estate and since I really can't legally sign a contract yet, unless I get my parents to co-sign a contract (but I don't want to ask them to co-sign until I prove to them that I know the ins and outs of real estate), I decided to get started with bird dogging instead of some other methods such as wholesaling. 

You write a simple three sentence letter about how it's got a bigger yard for your dog, closer to work, your dragonkin child needs the extra 0.5 bathroom to put his dragon scales on in the morning before school, or something (just make sure it's the truth and will not be contradicted by the appraisal plus info available on google, right?).

It would save a fortune compared to my rent and it's cute too, but with me, the boyfriend, the dog, the cat and the turtle, it would be a really tight squeeze.
