Signed lease but tenant won't return it

Hi all,

My wife went to our tenants to sign the new lease. They said they wanted to look at it. My wife had pre-signed the lease but didn't initial any of the pages. 

Now the tenant hasn't returned the lease back to us.

What is our options?
