Several methods come to mind for the ADU.   1) a regular or periodically adjusted flat fee (based on an estimated usage); 2) factored into the rent (essentially the same as a flat fee); 3) percentage proportionally based on sqft. 

Price point for Hostfully is approximately $1200 per year and they do charge an onboarding fee that includes a pair of individual train g sessions done online.  

The comps are between $118-$141/sqft, but it was purchased at $148/sqft.The loan is assumable at 2.75% rate ($139,383 principal remaining) but will cost $900 application fee and  between 1-5% of purchase price (assuming 2.5%).

Don't be fooled there are fair number of seasoned investors in that market (for proof see my failed 3-4 offers that were beat out), they just dont feel the need to discuss the market online here because it seems like a bit of a tighter network. 

I am looking for something that is user friendly, makes automated emails to tenants the day before payments are due, when they are issued a late payment fee, an eviction notice, has the best credit card processing fees and automatic payments. 

I say this because legal fees can snowball quickly and even if you win, the owner of the property management company could just file for bankruptcy and start a new LLC the next day.You could file a complaint with the real estate commission but they are not going to help you get reimbursed for your losses.

That can cause you a denial and lost money on appraisals and other fee's if the loan is denied or cancelled.

Because they know you're unlikely to use it, and when you do they either won't cover your claim or they will charge you some kind of service fee that makes them whole.There are many other reasons why home warranties are bad.
